What’s one industry secret you can indulge us with in this hot market?

“There’s a lot to consider when navigating a Seller’s market and none of these are a secret, but there is something said for being prepared to act quickly:

  • Get pre approved. This helps you understand how much you can afford and gives you additional credibility with the Seller as they consider your offer.
  • Choose a reputable real estate broker who can skillfully negotiate on your behalf.  
  • Understanding the Seller’s motivations for selling may help you shape an offer that will satisfy those motivations and stand out from the rest.
  • Make your offer as clean as possible.
  • Add an escalation clause to your offer. Just be sure that you are comfortable with the final number as there is a good chance it will escalate to your max.”


What’s a common misconception about what you do for work? Why? 

“I think sometimes people have the misconception that Builders are just out to make a dollar, especially in a market like the one we are experiencing today. We want to run a good, profitable business because we have a lot of team members that we are providing for, but building and selling homes is so much more than that. Our clients are trusting us with one of the biggest purchases they will ever make in life. We are providing a place where life and memories happen that shape people for the rest of their lives. It's such an important privilege to be involved in that process and the goal at JayMarc is that we provide a home that provides not only comfort and style but peace of mind in knowing that you are purchasing a home of the highest quality and a home that we will stand behind. It goes far beyond the initial sale. We care for our clients and want relationships that last a lifetime and you can’t achieve that by merely chasing a dollar.”

What’s a major red flag in homes you point out to potential buyers? 

 “Depends on the house. In new construction, homes are built to code and a standard. Every builder is different and offer a specific feel and style. When showing a home, I am listening to what the customer needs and matching their needs with the homes that we have to offer. Selling a home is truly about listening and digging deeper into what the customer's process is and learning how to step into that process to provide value.” 

What do you love most about working with JayMarc? 

“The challenge and opportunity. We are given the opportunity to strive and create in our positions. Being able to collaborate as a team is very enjoyable for me.”

Kelly Langston

How long have you been in the real estate industry/ what made you want to pursue real estate?

“I am a second generation Real Estate Agent. My mom was an area director for Keller Williams.  We used to flip homes when I was younger and I worked as my mom’s assistant. I entered back into the real estate business after becoming a mother, it was important to me to be present with my family. I have been licensed in the state of Washington for eight years.”

Looking to the near future, what do you think will happen in the industry? 

“The current territory that we are in now is unlike anything the market has ever seen before. Last year, from January through December, inventory did not exceed one month. A balanced market typically has a 4-6 month inventory portfolio, due to this the market heavily favors home sellers. We will have to continue to watch the market very closely, to understand if the crisis in Ukraine, Covid factors and Mortgage Rates will be affected. Alan Pope+Associates recently reported King County new construction numbers for February, 2022. There were 200 new construction homes in King County available and 354 were pending. Looking at the graph, the numbers closely mirror April 2021. The two margins continue to be very close.”
